    Not sure about the taking out then cancelling but I would imagine he would have that covered somehow.

    That would be including the double arrangement fee, that he gets charged against my 495.00, as FTB with Halifax.

    If the broker is so confident of being able to get you the offer in time then draw up a fee agreement which means the broker fee is payable only if the transaction completes in time.

    If you lose your 10% deposit it will cost you more.

    No guarantees the broker will be able to get it done though.

  • Solicitors said 24 - 36 hours at the very least - they have done everything possible, just waiting on the funds.

    How long would a SAR (?) take, although I have no worries as far as my credit rating goes - it is the lack of it, I have been told .

    Again, it is the address on the payslip that seems may be the stumbling block.

    That's why I did not go with him, He had the papers all drawn up wanted me to sign, did not explain my options, or even how much I would be paying a month - Had to ask before going any further. He told me this figure which seemed ok till he told me it was over 18 years, if it had been 14 would have accepted, then when insurance added on it shot up around 60.00.

    When i stated I did not want ins, he then changed his tune(sorry!!) and threw in during conversation his fee would only be 1%, that's all they take, but the arrangement fee would also be double what I could get it for 1,000 against 495.

    So it all adds up, is it also normal for them to organise a valuation (another 200.00) to be done on your behalf even if you have not instructed this.

    He said if I go it alone I may be charged for ANOTHER survey - who is he kidding!! Still will cross that bridge when I come to it.

    Just want to get this sorted first,

    5er a month ?? Is this possible, if so he really is taking the mickey - he was adding around 35.00 for this.
    That doesnt sound right at all. You get told the fees up front. I'm worried about the quality of the broker now!!! 5er a month was just a suggestion to get round his fee charging structure I'm not saying you can get what you need for a 5er. A valuation should only be instructed by the broker if you have done a full application with him, which it sounds like you havent

    I only had two conversations with him on the phone, one to say I needed a mortgage and the second one was he gave me some ideas as to what I would be paying had I borrow X Y Z amount.
    At no time during these conversations was any fee mentioned.

    He then told me he could only see the following week. Spoke on the Friday of one week saw me Thursday the following week. My brother feels it is a bit of a pressure technique. I am in a rush
    so I will accept any terms and amount of mortgage I have to pay every month.

    It may look as if I have been mad, but I do have a sensible head on my shoulders most of the time.

  • Well, not expensive YET!!!

    Don't know if this would work, but if I get refused for a mortgage, my mum is willing to re-mortgage her house to get me the money and I could just pay her re-mortgage. Problem again, is time.
