Can someone provide me the list of lenders which allow shared ownership mortgages. I am a British citizen and my wife is on a 2 years spouse visa and we would like to get a mortgage of 98K for a 45% share of a property, have a deposit of £20000 and our combine salary is over 47K. I tried to apply with santander but got rejected.
Please advise me as I want to be very careful in my 2nd mortgage application.

The first thing here is that you would need to be clear as to why Santander rejected you? Shared ownership is one thing but the spouses visa is another.Lenders will have different criteria when it comes to right of residency. Some require full permanent right of residence other will stipulate a min time left on a spouses visa. You should be aware that the shared ownership providers may not accept a restriction on right to reside and you should check this out at the same time.I did have a case like this so will check to see who the lender was.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. She is from China and I think it does say no recourse to public funds on her passport.0

I've been accepted on a shared ownership joint mortgage with HSBC, but it was a pain in the !!!! getting it accepted!
At what stage were you rejected by Santander? I thought they did shared ownership mortgages.0 -
They didnt even carry out the valuation. My application was selected for some further random checks by the head office and the declined it without giving me any reason.0
