If you really want to pull the wool over the estate agent's eyes, tell them you are moving area and have found a property to buy but that you will lose it unless you get yours sold really quickly, so the valuation needs to reflect this.
Or put £50 cash in the top pocket of the estate agent's waistcoat and tell him the price you want <

Estate agents can value a property for many reasons, not just for them to sell! Obviously if they know they won't get the property on their books then they are entitled to charge for the valuation, to compensate them for their time and expertise. This is what would normally happen if someone rang up for a BI valuation.
The IS Website is quite clear the fact that a 'sale' valuation may only be accepted at an OR's discretion and any costs of the valuation must be born by the proposed transferee. Don't bother with an estate agent. They just compare with other properties in the area. Employ a Surveyor and show him every defect in the property to get the lowest valuation. You may also own more than 50% if you have added value i.e new kitchen, bathroom etc. Seek legal advice as it always starts as 50/50 but you may be entitled to a bigger share0
