Transfer of land to children?

Hi,
My partners father owns some land which has a derelict barn on that we plan on converting and living in. It currently has planning permission for conversion. He owns it, but obviously for us to be able to get a mortgage and convert the barn to our home we would need to get the land transferred into my partners name I assume? Whats the best way to do this, avoiding any tax liability?
