Council Tax Band Change Declined

I appealed in 2005,and was declined.
Following Martin's TV show on Tonight,I used the various steps suggested,
and ascertained that I should be on either "D" or "E" not"F" band.
Today the VOA Lancaster,have again refused to change the band,
or refer my case to the Valuation Tribunal.:mad:
What would be the next step?
Can anyone assist?

I was declined too and their reason was that i have a large extension on my house compared to the other houses round about me. So I'm a band F and my neighbours a band E. Has your house had any improvements done or do you have any dormer extensions? That's normally the reason for the difference in bands.

The only difference I can say is we have a kitchen extension,and that changed the size of the property from 131m2 to 140m2.
Not a significant amount.
VOA Lancaster,state no review can be undertaken unless there is good reason to believe the circumstances about the property have changed,causing a material reduction in value(i.e.
1.Physical change to the location
2.Demolition of whole or part of the property
3.Adaptations for disabled persons that have had an effect on the value.
This seems to be at variance with Martins advice.
I cannot get beyond this stage,

I have appealed my council tax banding and received the confirmation from the valuation officer, in which he states if no change is the outcome I will not be able to appeal against it. Is this correct? please advise.:eek:0

The official time to appeal is within 6 months of purchase, so if you are out side this, why did you not appeal before.0

:mad: I have received the same letter. We only moved in in July last year, but didnot received out council tax notificcation until November.
I did ring the council and was told not to worry they were changing over on their system.:rolleyes:

All the house around us are band E and 2 identical houses are band E, we are band F.
What should we appeal under??

I'm in the same boat. Told if I hadn't appealed within 6 months... tough.
Thanks to the guy who told me to ask the assesor for the information they hold on my property.
Right enough all the properties on their list sold (bar two) for more than £27001. Although I checked this list with the Land Register and guess what... there is no registered sales of properties in this postcode at the time or prices on this list. (If you want to check your info is right and you live in Scotland visit https://www.ros.gov.uk.)
Now if they send you a list telling you that flats in your block were assessed on sales near and around the tone date. And that list is fictional.
1)Do you have a leg to stand on?
2)What is the legal ramifications against the Council or Assessors.
If I got caught giving incorrect information on a council form I can be fined £5000.
P.S: The 6 month rule is hypocritical. They sent me a bill for £250. Which they said I hadn't payed three years earlier. (Although believe me... I never owed a penny... How do I know this... A year earlier they sent me a letter warning me I had under payed by £1.40. They couldn't care less... either way if I didn't pay up I'd be taken to court. It was up to me to prove I didn't owe them anything. Not to easy when you pay in cash at the Council tax office.)
The 6 month rule is their to protect the government... nothing more. We are just cash cows for them.0
