    That's not strictly true Shameless.

    The re-mortgage would be arranged so that it was conditional to the IVA being accepted, and therefore if the IVA is rejected there would be no re-mortgage.

    However, if the IVA was accepted, the funds would then be released by the mortgage company and the I.P. would then receive the money on behalf of the creditors.

    This process isn't unusual, but does need careful coordination between all parties concerned

    As far as the dividend of 40p in the £ , it's possible there would need to be a higher dividend, but that'll depend on the full personal circumstances, and property valuations etc, but in theory and for the same reasons it could be less too.

    Good luck.

    Give the F & F solution a good look over, I'm sure it'll be worth the effort, and even if it proves to be nonviable at least you'll have tried.

    As far as the remortgage goes, there are companies that specialise in that field, but see if the figures work first, and then you'll know what you need to raise.
