you do know if he has a guaranteed lump sum, can prove it to the bank, and assigns payment to them, they won't repossess the house? They'd be mad to go to all that effort instead of getting an assured payment.

That is one good friend, borrows £2k and does not pay it back then asks to borrow another £3k, with friends like that who needs enemies.
If you are giving money away any chance of throwing £3k this way?0
