Hello, I am looking for a house. Got DIP from PO. In the key facts it lists their charges and also the following? I am confused? Are there 3 separate charges to the Post Office for their legal stuff? I am confused?
Other Fees Fee Amount
A non-refundable legal fee to the solicitor before the loan starts. The figure quoted here is an estimate and
only covers the legal work undertaken on our behalf – the total fee for conveyancing may be higher.

For some reason. PO's KFI Generator isn't working properly and it appears to be quoting the different options for differing LTV bands or similar.
The good news is, the fee is just an example used to calculate the APR. Whatever fee you've agreed with your solicitor, which will include acting for the lender, includes the cost for that so no separate fee is payable.I am a mortgage broker. So I would pay MY solicitor this and not pay the post office anything for their legal charges?0 -

You pay your solicitor whatever they charge you.
Post office are listing what they estimate your solicitor will charge in order to give you an indication of the costs involved with buying.0 -
That's right. The lender has to show an estimate of the cost of its legal work on a KFI but this isn't a separate charge. Your solicitor will have provided you with a quotation inclusive of the work done for the lender.callmechar wrote: »So I would pay MY solicitor this and not pay the post office anything for their legal charges?
The only way you might face a separate cost is if your choice of solicitor wasn't acceptable to PO and the lender appointed a different firm to act for it.
