    Because if you will don't forget to think of the medium term conseqences that interest rates probably will start to rise in couple of years anyway.

    If you don't tell us there is no way we can possibly know so if you miss something out logic will fill in those gaps, hence the assumptions and questions about your fixed rate.

    You have a decent LTV so that is useful. I would really find a good broker and go from there, it's not going to be easy but at those figures it will really pay to get a professional to do the legwork.
