from renting - to getting a mortgage!

Hi - we are renting at the mo having sold our house 2 years ago and are looking at getting another mortgage
Are we looked upon as first time buyers again?
I presume its best to go through an independant broker - I have searched locally and seem only to come across those attached to estate agents - is there somewhere else I should be looking?

    If you've previously owned then you are not FTB's.

    In terms of stamp duty you are not FTBs.

    Some lenders however, may well offer you FTB rates/deals though.

    Having done a bit more hunting around it seems that we may need an adverse credit mortgage - as hubby has defaults on his file due to a failed business (these debts are being paid off - slowly!)
    Does one go to a specialist advisor for this?
    Would prefer not to apply for a mortgage somewhere if Im bound to get refused due to this as it will leave a record on the file wont it?
    Seem to be going in circles here!!!!!!!!!!:o

    That would be the best option - applying to the wrong lenders will indeed cause problems for your credit file, and any mortgage applications.

    Not a specialist as such - just a good mortgage broker.

    My family live abroad - friends Ive asked havent needed a mortgage broker for years now so Im floundering! :o
    Is there a body which lists whole of market advisors or one for adverse credit mortgage brokers?

    This is not true. You just have to wait 9 months (or thereabouts).

    I have sold to rent, and then bought again as a FTB.
