Hi - we are renting at the mo having sold our house 2 years ago and are looking at getting another mortgage
Are we looked upon as first time buyers again?
I presume its best to go through an independant broker - I have searched locally and seem only to come across those attached to estate agents - is there somewhere else I should be looking?
Thank you for any help offered

If you've previously owned then you are not FTB's.0

In terms of stamp duty you are not FTBs.
Some lenders however, may well offer you FTB rates/deals though.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Having done a bit more hunting around it seems that we may need an adverse credit mortgage - as hubby has defaults on his file due to a failed business (these debts are being paid off - slowly!)
Does one go to a specialist advisor for this?
Would prefer not to apply for a mortgage somewhere if Im bound to get refused due to this as it will leave a record on the file wont it?
Seem to be going in circles here!!!!!!!!!!:o0 -
That would be the best option - applying to the wrong lenders will indeed cause problems for your credit file, and any mortgage applications.
Not a specialist as such - just a good mortgage broker.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. This is not true. You just have to wait 9 months (or thereabouts).
