  • I had an interesting 'one to one' session with an Abbey/Santansder underwriter and one of their 'techies' dicsussing their scoring system and yes borrowing just under the max LTV (i.e £100 less) helps with the automated score - as do a couple of other perfectly acceptable 'tricks'.

    I've noticed on a few threads people declare 'bad debt' that's over 6 years old. This will no longer be on your credit file (satisfied / paid or not) so you need not worry about it.

    However I'm sure one of the professionals will advise on what happens if this debt was with the bank you are applying with. They may still have it on file therefore meaning it goes against you.

    Anything else though should be fine. So assuming you had a few missed payments 7 years ago, and/or an arrangement with a lender. It should now drop off your file anyway so cannot adversely affect it.

    That's my understanding.

    I'm pretty confident given the figures we will be ok - but still going to avoid HSBC given GMS's advice. Still waiting to hear back from Senior Paper Monitor on these other 'tricks' to make sure you get a santander mortgage?!
