Self Employed + First Time Buyer 2012

Hi all,
My girlfriend and I have been saving for our first house, we are expecting to have 20k under our belts by Summer 2013 and looking apply for a 180k loan.
My girlfriend is employed on 22k roughly. I am currently a student, however I have been running a business on the side since August 2010. I will graduate in Summer 2013.
My question is what are the current common requirements for the self employed + first time buyers?
How many years on the books will I need?
Does contract (6-12 month) work qualify as permanent roles?
Should the situation be completely hopeless, I may need to take on a permanent role post-graduation.
Any help/advice is greatly appreciated!

You need atleast 1 years worth of accounts/tax returns (2-3 is preferable) - if your gf is on £22k you would need to be earning approximately the same in order to get a mortgage of £180k.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
