Costs do not look too bad for property value. Depending on where your property is you may need additional searches: mining, tin, brine etc. Your solicitor will be able to advise if applicable. The solicitor will also want the search fees up front before they start any work for you

Am i right in thinking stamp duty is exempt for first time buyers on anything under 250k? will this then rise to 1% after march for ftb's

That is correct!! Although with house prices falling and the possibilty of another recession and FTB's mortgage acceptance rates falling aswell. The government have got to do something for FTB's so I wouldn't be surprised if this were to be extended another year or possibly 2. Don't quote me on that just a guess. But to be on safe side to save your self a couple of grand if buying a house over £200k and under £250k, you have to act now because March is not far away.

Unfortunately we pulled out of this house. Hope we find another quickly or we will have to pay £2k stamp duty
