New Build House Council Tax Band (They are having a laugh)

I have recently bought a new build starter home from David Wilson and am awaiting my council tax banding to come through.

The house next door which is the 2 bedroom version of my house has received its banding.

I would like to start a poll as to what band people think the house has been put in.

The house was bought new for £105,995 in December 2006 and the layout is identical to this https://www.dwh.co.uk/plots/H13760181 (just click floor plan).

I will post the answer when poll ends (Saturday 10 February 2007).

  • Looks about the same size as my 2 bed flat that I bought 2 years ago and mine's in band C so I'd go with that. I checked out the banding as I thought it was wrong but it just scrapes into band C under those bizarre calculation rules. Don't get it as a friend has a 3 bed house and she's in band B, albeit a bit further north. Also annoying as the roads aren't adopted yet where I am so still don't benefit from all the services but am paying throught the nose at £1200 pa for band C! Would welcome a new tax system...

    Remember the price you paid for the house is irrelevant. Its the price a similar property would have cost in 1991 that counts.

    I bought an apartment for £115000 in Feb 05 and this comes under Band A. Taking it back to 1991 prices, this is correct (ie it would have been under £40000).
    Gone ... or have I?

    Sorry for the delay, the 2 bedroomed house has been put in band C.

    This appears high as another new house on the estate (backing onto our houses) which sold for £200,000 is also in band C.

    This is the stangest one though, in a row of 3 identical houses all of which sold for £135,000 2 are in band C and 1 is in band A.

    Needless to say if my house goes in band C I will be appealing.

  • that's the strangest house layout i've seen. Downstairs toilet joining onto the kitchen??

    I suppose they had to have it adjoining the kitchen otherwise it would have gone into the living room.

    It looks weird on the floorplan but it works. Could do with abit more workspace in the kitchen though.

  • mine is a similar layout but the downstairs loo is next to the front door so it takes a corner out of the lounge. You wouldn't want to nip to the loo if you were having people round for a meal.

    Downstairs loo for guests, upstairs loo for me and the misses.

  • haha, mines downstairs for weeing (unless upstairs) and upstairs for pooing, don't fancy opening the front door with a smell lingering.
