    Best of Luck with YBS, especially if you need the business done quickly, I love this forum, its so obvious that most people need some help in getting/applying for a mortgage. People get hung up with headline rates, but most cannot have them etc. That is where good advice comes into play.

    I've had two mortgages and applied for both direct. The second time we found the best product we could get and then asked a broker if they could do better (they couldn't).

    The application process was completely painless. It will vary slightly by lender but basically you need to fill in a form and send it off to them with payslips and any other documentation that they ask for. It honestly isn't complicated. With some lenders you can run through the form in-branch or on the phone and then they just print it out and you need to sign it. Some you can even do it online. Speak to YBS and find out what their process is.

    After your application form goes in, they review it and decide formally whether to lend to you or not (should take 2-3 weeks but you can ask the lender what their current turnaround time is). They then send you a "mortgage offer". This is the full legal contract for the loan which you just need to sign and return if I remember rightly.

    handytips seems to be insinuating that there is some problem with YBS, presumably that they are either picky lenders who may turn you down (in which case you could be wasting an application fee if the product has one) or that they are slow. The former isn't a problem if you're confident you qualify for the mortgage. The latter is only a problem if your completion deadline is really short.

    Seriously, I've had no hassle either time I've got a mortgage. Form went off, kicked back and relaxed for a few weeks, mortgage offer came through. The solicitor liaises with the mortgage company to get the money in time for completion - you don't have to do any of that.

    I don't need it done quickly. However, even if I went through an adviser he'd be applying to YBS as it's the best rate he'd get. Of course some people need some help in getting/applying for a mortgage but some can manage it on their own so I'm trying to figure out if one of those people is me. My adviser didn't seem to think I couldn't do it.

    Thank you, this is the information I was needing re the process. No rush and I'm pretty confident we qualify. YBS have an online process so I'd go that way (will google a bit more to see if I can find many horror stories).
