New Build and Deposit !!!!!!

Advice much appreciated, I have made a FUBAR

Offered £225k on a house and have a deposit of £35k, I thought this to be healthy until I read that you need 20% deposit for a new build.

Any suggestions would be much appreciated, and yes I am prepared to wait however would much prefer not to as I don't think my ears could take it from the wife;).

House £225k

Deposit £35k

Salary £65k

Debts Nil

I have tried to scour the net for providers of less than 20% deposit for new builds to no avail and I would prefer to have an option B in raising the additional £10k before I try to implement option A, which is to ask the developer to pitch in:o

    Have you paid a reservation fee to the developer?

    Yes, £250. It's the second to last on a small development and has been ready for the last 6 months. Original asking price was £245k and with developers incentive was agree at £225k subject to normal conditions. Valuation came back at £225 leaving me to find another £10k.

    In a quandary but will get there.........eventually, so all advice appreciated as I am a novice to the art of house buying:o
