Advice on a complicated issue - reposted from main forum

Hi All,
I have a situation that I hope someone will be able to affer some advice with.
Basically, I am joint owner of a property with my ex partner. She still lives in the property and has rented out a room to pay my part of the mortgage. The situation is amicable and when I moved out we were both in agreement that I would still own half of any equity in the property.
I have moved on and am with a partner whith whom i'd like to buy a new property with in the next few months. We have a deposit of around 10% and want to start looking at houses now to get a feel for the market.
My question is, can I get a second mortgage with my new partner and still have my name on the first mortgage? or will I have to get the original mortgage with my ex signed over to her soley? (there could be a problem of affordability on her part)
Any words of advice would be great as I really dont know where I stand at the moment.
