Mortgage advice please !!

Hello myself and my partner are looking to buy a house. We have less than perfect credit unfortunately.
I have mortgage defaults from about 7 years ago due to a lying ex ! A satisfied ccj from 3 years ago and a default on a credit card from last year, about £400 (moved house and just forgot about it)
Partner has a default from about three years ago but nothing apart from that. We have no current credit.
We have a joint income of 38k and a 15% deposit saved. the repayments would be similar to my rent on a 117,000 mortgage too according to the broker so we an easily afford them.
We have not got property to sell.
We visited a broker this week who seemed confident about gaining us a deal but the AIP has been referred to an underwriter. I won't find out until Thursday what the score is due to him being on annual leave and I can't think about anything else.
Is anyone else in a similar position and have had a deal accepted. I'm sick with worry and excitement here !!

A referral is exactly what I'd expect as a first result to the circumstances you describe. Hopefully your broker has picked the correct lender for you and you'll be successful.
Unfortunately, we can only speculate on the outcome. Some lender would not be prepared to consider an application. Others might.I am a mortgage broker. If youve gone to a broker then you probably dont need to ask on here. Its their job to get you a mortgage so unless they are useless the should know which lender to go to.
