mortgage help - buying a house when working elsewhere

hello wise sages of forum, I've often read your insightful posts and like to ask your advice....

I am a mental health worker. I left uni 2 years ago in Bham and got a job in Plymouth, always with the hope of returning closer to home. The post was for 7 months only and I always considered taking the job an unnecessary evil for when the right job came along, and I could start to build up my NHS service and pension etc....I currently earn £22k

2 years on, I work 4x9 hour days which allows me to have 3 days at home, and I rent a Mon-Thurs room during the week @£55. I've saved a deposit of £26000 and also been left £18000 in a will = £43k. I've put in an offer on a house of £121000 and applied for a mortgage for £78k. Initially approved, all is well, received mortgage offer to sign etc.

Coop have since retracted their mortgage offer as they were under the impression I would be moving back to Bham for all of the week i.e. for a new job offer. This is likely to happen in 2012 (God willing) but is dependent on the dire job situation in the NHS atm. I'm lucky that my job is permanent, and any post I move onto would be too. They said that the temporary accommodation in Plym counts as my permanent address and I can't prove my address in Bham is my main residence. I asked if the issue was with the property being vacant during the week and would it help if I had a relative move in (my nan would be more than willing!) but they said that their refusal stood only way around this would be for me to get a joint mortgage with someone who could live in the property when I wasn't there....e.g. someone on the mortgage who lives there 7 days per week so it can be classed as their main residence. Just to clarify, I wouldn't need my mum on the mortgage for financial purposes, just to say that someone on the mortgage lives in the house on the 3 nights a week I am not there.

It doesn't sound right to me, but I'm happy to have my mum on the mortgage if it satisfies their requirements. The only difficulty then is with my mum being 51, the mortgage term has to be 18 years or less and that is more than I can afford whilst starting up.

so the questions I'd like to ask are
1) i know i can't change the coops decision and they are entitled not to give me a mortgage if they don't want to, but does what I've been told sound correct????

2) how do people like pilots, air hostesses, construction workers, business men and sales reps get jobs if their work means they are going to be away from home for several nights per week. I was watching location location and there was a couple who worked on cruise ships for 6 months per year whilst their house was vacant - how they can prove that their home is their main residence I have no idea,

    Find yourself a decent whole market or independent broker. I expect there will be a number of lenders out there happy to lend to you.

    What they say sounds correct if that's their decision. Cut your losses and move on. A broker will ensure you get the right deal with the right lender for you and your circumstances.
