    In all the arguments to and fro about BTL culture, the one thing that always seems to get missed is many are building their private empires on public money. There must be a better and cheaper way without lining the pockets of the already rich, and without disincentivising the unemployed from getting back to work.

    The numbers don't seem to make any sense - is the report trying to say 30,000 claimants will be displaced or that 30,000 homes in Wales have rental values above the cap?

    Either way the numbers can't be correct. We won't see 30,000 claimants displaced in London let alone Wales. If there are 30,000 homes in Wales with a rental value over the cap I'd bet only a small proportion were benefits claimants.

    If the government have got this right we won't see mass migrations of disgruntled benefits claimants moving North. Instead gradually people will be forced to take responsibility for themselves. If the changes means no-one has to move then the cap should be tightened; if there's a chance of mass migration the measures will be watered down very quickly.

    Why does it matter that some people make money out of it? It's not evil to make a profit. Home owning private indiciduals have made huge amounts out of owning houses, why not BTL landlords who provide a necessary service.

    Tescos et al make huge profits selling food to people, should we be looking for a way to feed the population which ensures no one gets rich off the back of it?

    As it will mainly be 4 bed plus houses that are affected, as the 3-bed rate is less than £250 for most of the country I wonder just how full they will be.

    Couple of issues with this report.

    If 30,000 homes are put out of reach, that will be 30,000 homes empty.

    As ever, another scare story that seems to ignore that, what seems, irrelevant factoid.

    So 30,000 homes empty, with the landlords of said houses losing out on rent each month, having to compete for tenants.

    Secondly, let's say, based on the above figures, a tenant would get £300 a week for a 3 bed house. Thats basically £1200 for a four week month. Are houses in wales REALLY that expensive?!

    Is this report stating that 30,000 people in wales are paying OVER £1200 a month for a 3 bed rental!!?!? What on EARTH are these people living in!?

    Thats a 3 bed, with drive AND garage.

    If 30,000 people are going to be displaced due to £300 a week not covering the rent, then what on earth are they living in?! Swish apartments in prime locations!?

    I know I have made up the £300, but it was a conservative guess based on the above one and four bed weekly payments. It's probably actually more than £300.

    What on earth is going on, when people can't survive in wales based on the above weekly amounts and the properties actually available?

    Who or what do the CIH work for!?


    I am quite frankly amazed that prices are going to be capped at this level in Wales, if you had told me today that you could get £250 a week for a 1 bed property on HB I would have been shocked at how much they are offering, what the hell was it before?
    Lets not forget that HB is to help those in need(which I am in favour of), not an excuse to give the idle better housing than those that work.

    I would have said £1000 per month is the max for any sized family in any part of the UK, if you cannot afford the local housing then move. If I had my way I would halve the welfare bill overnight, it is just crazy how much they are throwing at lazy poncing spongers in 2012, we would save Billions of £'s

    Presumably those in work will have the opportunity to move to better areas which are closer to their work, moving out of the ghettos that will increasingly be full of benefits claimants who will be moving into those areas. Social Engineering, Cameron style.
    Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.

    Moving the LHA rate from the 50th centile to the 30th centile means that 20% of rental properties change from being affordable on LHA to being affordable only to those who are willing to pay some of their own money - whether that's tenants who don't get LHA or tenants who do get LHA but top it up. This applies everywhere, regardless of the cap. Whether it's a big deal or not depends on the local rental market, and the proportion of tenants who are reliant on LHA in order to pay their rent.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.
