Council Tax cashback query

I'm a tad confusedand I wonder if anyone can help me?
I checked all the steps as stated on the checklist to see if I was banded correctly. When I checked all the other houses in my street, we're all banded as band E (other than some maisonettes which are understandably banded lower) However when I checked the cost of what my home would have been valued at in 1991, it actually showed that my houseshould should have been banded as band D.
If all the houses simular to ours (even though some have been extended) and we are all banded the same, can I dispute this with my council? I guess someone has to start the ball rolling?!!
If anyone can let me know whether I'm wasting my time or not I'd appreciate it
Ta

You need to dispute the band with the local Valuation Office, the Council have no say in setting the property band,
I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

it's not the council's fault your band is wrong, blame the Valuation Office !!!!!

It's not that easy to prove what your house would have been valued at in 1991. How are you evidencing this value? The most convincing would be actual sales date showing transactions below the valuation limit for your band.

Thank you for your reply, I based my value on the House Price calculator from Nationwide, this was entered through a link on this website. I cannot know what the house was valued at in 1991 as we didn't purchase it until 2001, so unless there is another way you can advise me to do this, I'm stuck!

Apologies if this is boring you, however I've only just joined this website therefore it is of interest to me. All I was asking for was help, not a lesson in Latin!
If you have nothing constructive to add then please don't waste your time or mine.

Hippychick. You don't say if it was a brand new house in 2001 but the voa base your house price as of April 1991 that's what you have to find out even if you bought it in 2001.
Even if it wasn't built then it's still the 1991 value that counts.

One way of finding the price is to look at the archived newspapers of house sales (estate agents pages) for april 1991 at the library. That will show what houses like yours (if it was built in 1991) sold for and you can get a value. If it wasn't built then look for something similar.

If you follow Martin's link that you used and go on to the 'council tax discussion thread' you will find lots of advice and information and very knowledgeable people helping others (myself included getting help). There's also my 'initial thread' that started this whole council tax issue and has helped many get rebates and rebanding.

There are 17 pages of advice on the discussion thread so you should pick up something to help you.

Good luck and hope this helps.
