Surveyor's visit

Hi all,

We are in the process of remortgaging as our 2 year fixed is coming to an end. Our 2 year fixed was at 5.99% as we only had a 10% mortgage. We live in SW London and are hoping, from the flats on sale round and about, that we now have sufficient equity to move to an 80% mortgage on about 4.28% (which will clearly make a huge difference).

Not having remortgaged before, I'm not sure how the surveyor's visit works, and whether there's anything we can do to make it more likely to get the valuation we're hoping for. Is a surveyor so used to doing valuations that they will always look past any surface clutter or should we be making sure the flat is immaculate? It's certainly not very messy, just not spotless like my mother's! We've also got some damp remediation work happening this week - they're taking plaster off the walls and then replastering -should we be trying to paint over that to try and make it look better for example? Any tips/hints would be really appreciated.

    I would tidy up where you can, but I wouldn't expect them to pay it much attention in a way that would add £5k to value, so don't bust a gut.

    I'd also have paperwork to hand explaining what you're doing with the damp work. Don't disguise it, be up front with it.
