So your first line saying lenders don't use your scores is where the value in your input (regarding Experian) ends.Thinking critically since 1996....0

Sounds like your in a good poistion imo. Me and g/f recently bought ftb. we bought at £105000, £10500 deposit (10% for anyone really bad with maths) our salaries are lower than yours, and my credit history is probably worse than yours with late payments as close as 7 months before mortgage application (this is due to my inability to organise anything!! still ring o2 up every month after 17 months of contract because i cant be bothered setting up a direct debit) I really dont think youll struggle too much maybe with mega picky lenders but ours is with halifax and i believe their quite picky but approved us!:D
My suggestion, START LOOKING!!!! Its mega exciting!!
If your really worried about getting refused it might be worth seeing your bank about the mortgage as they will be more inclined to deal with you knowing your history better. But the general advice is see and independent mortgage broker/advisor (probably using the wrong terms)0 -
Thanks for your advice I feel a bit better now, I guess I've just been panicing because I've heard all the stories of how first time buyers are really struggling to obtain a mortgage now and that you can't have a single late payment on your credit file or a lender will not look at you twice
