HSBC Zero fee tracker

Hi guys,
Have two questions. :-)
1. I was on Halifax fixed (3 yrs) mortgage with 90% LTV and currently moved to their SVR which is 3.5% after the 3 yr term. I think it saves around £250 off my monthly payments, however i think the value of my property has gone up 5-10% when i check sold prices on zoopla/propertysnake.
Considering the zero fees hsbc tracker offer at the moment, if hsbc finds my property at a higher value which will make my current loan to 80% LTV, i would get 3% rate which is going to be further cheaper. Do you think it is really worth to try it as it is fee free? Are there any other catches? Will this have any impact on my credit rating if they don't find any difference in my LTV?
2. Also both me and my wife are named on my current mortgage but she is not working at the moment as we had a baby recently. Will there be any issues if i keep her on the with no income if i re-mortgage? I read in another thread that it doesn't make any difference even if I remove her as she will be still my dependent?

With your wife not working and having an additional dependent to support this will affect your affordability.
Suggest you try the HSBC calculator to see what impact it could potentially make.
