Removing name from mortgage

Morning all, looking for some help here if you can?

My wife and I brought a house 5 years ago on a joint application. A year ago she decided to leave so I have now been paying our mortgage on my own for that time but with her name on it still.

She has now raised her ugly head again asking that I remove her name from the mortgage which I have no problem with. But I'm not sure the lender will see it that way.

The house is just about breaking even, there is no equity which she knows and is happy to walk away with nothing. The bit I'm concerened with is that the mortgage I am asking for is just under 7 times my income.

As I said I am paying the mortgage with no problems and can prove that I am the only one paying it. I also have no debts.

Any help or loopholes that anyone may know will be greatly appreciated.

    you need to approach the lender and ask them
    however they may well refuse

    Be prepared to sell the property. Unless you can inject more capital and reduce the mortgage.
  • was in a similar position - mortgage lender was great! I proved that i had been paying it successfully on my own for a year and they agreed after some persuasion. I think it helped that i was with a small local building society-monmouthshire. Then once that was done i had solicitor change deeds etc.

    Give the lender a call. Can't say until you've discussed it with them. The record of you managing it on your own is a good sign. They may want more details of your current income to work out whether you can still afford it if interest rates go up.

    At the moment they can chase either you or her for any payment problems, which is why they may be reluctant and probably one reason why she wants her name removed.

    Just her removing herself without catches is a good deal for you so definitely worth some work to get it taken care of.

    I managed to do it when my ex husband wanted taking off the mortgage. I made an appointment to see a mortgage advisor at my bank and she was very helpful and worked it all out for me and got it all put into my name. Also had to see solicitor and get it all put in writing as part of the divorce settlement. You also need to change the deeds to the house as well. Good luck
