Husband left me with mortgage and debts

Any advice please - I'm really desperate!?
My husband left me in June 2011 to go to the Philippines to be with someone he met on the internet. He is now living in the Philippines. We have a mortgage in our joint names and ran a small retail business partnership which has a hefty overdraft. I have been left to pay all the household bills, including the mortgage. I have had to close the shop as I can't afford to keep it going - but we are tied into a lease for another two and a half years which I also have to pay. On top of that the business has a hefty overdraft which I am having to try and negotiate with the bank. Needless to say he is not contributing to any of the bills or debts.
I have been selling off bits and pieces to keep my head above water. Luckily I have a full time job so I am able to pay the household bills and mortgage. The shop lease and business overdraft are another matter!
I have had email contact with my husband and the mortgage lender has sent him the documentation to sign the house deeds over to me so that I can sell the house and pay off the debts, but he says he won't give up his stake in the house. I don't have an address for him in the Philippines.
I've been to see a solicitor and she has advised that I need him to sign over the house so that I can sort out the finances. Getting a court order for me to be able to sell the house could cost thousands.
I am really worried that I will lose the house if I can't pay off the business overdraft and make the lease payments on the shop.

Speak to your lender regarding voluntary repossession of the property.0
