First time buyer with 20k debt but not bad debt

If I had 20K outstanding on credit cards/loans, I absolutely could not claim to have a deposit available to buy a property. The deposit money would go towards clearing the debt.0

When we got our mortgage last year they deducted £20k from what we could borrow due to debt.
£11,000 on credit card (this was actually a typo, actual amount was £1,100 lol but didn't realise till the offer came through)
£3,300 Loan (1yr into a 5yr term)
£6,700 Government Student Loan (which I was surprised they counted)0
