Dear all, please could someone explain how the 1991 valuations effect any houses built after this date? My house is a new build, built in 2000 and I dont know how they assessed the valuation.
Many thanks for your help

based on similar properties that were built0

Thanks Tom, I have done a few calculations and unsure if I am on the right track.
My house was built in 2000 and banded as a D, other similar properties in my street vary from C -E (not consistent given they are very similar in size and valuation).
If I prorata my valuation based on 1991 then my banding is a C.
Even though my house was not built in 1991 can I still request a rebanding to a C?0 -
Yes you can try.0

My house was built in 2001, priced £145,000 and put into the £120,000 to £160,000 band F. According to the Nationwide index my house would have been worth £118,000 in 1991 which is band E. Is it worth me trying to claim a reduction? Should the council not be using a '1991 valuation factor' to eliminate this sort of thing?

Which area did you buy the house in North, south etc? and which month did you buy it in. I did a quick calculation using the Uk as the area and my calculation came out at about 86000 ish. Did you follow the rules exactly for getting a price in 1991?0

Use the Nationwide house price index, you can go back as well as forward (in years) in getting a value. Once you have a value for 1991 then look at the council tax banding and see where your house lies. If it is on the cusp of two bands and you are paying the higher it may be worth challenging your band.0

My house is in the north (Stockton-on-Tees) and I used the North 1991 in the Nationwide index found elsewhere on this site. I bought my house in August 2001 and by all other comments on this site the council have diddled me  and probably all other new build owners in the area.
