Council Tax - Brand New Houses in Band A

I've been checking the council tax website and have discovered that all the new houses on my street are in Band A or B the same band as my 2 bed council house(band A). I've just check the nethouseprices.com website and the cheapest new build house was sold at £92,995 Ours is valued at £30,000 is there anything that can be done, surely this is not fair...

Thanks

The valuation is based on how much the house was worth in 1991, and has nothing to do with what it was sold for or how much it is worth now.

If the house was not built then it would have been rated against similar properties. I would imagine your house would be worth a similar amount if you put it on the market.
  • These are brand new build houses completed late last year my house was valued also last year and are now where near each other in comparrison. All the new houses also have garages and I don't.

I feel like there laughing at me... paying the lowest band for a brand new house.

The houses are also valued on square footage. Modern houses are not as big ground floor wise as older type properties.

All because yours is in the lowest bracket, it doesn't mean that the ones won't be too. It could just be that yours is at the lower end of the bracket, and the new ones closer to the higher end.

Have just checked the Nationwide House Prices info, and a property that was worth £93000 last year, would have been £33000 at 1991 prices. Therefore it would be in Band A.
    Gone ... or have I?
