single mum and mortgage

need some advice please , my partner of 6 years left me last friday his daughter went with him, leaving me and my son in the family home, he told me he wants no more to do with the property, so i phoned our mortgage company to set the wheels in motion to take his name off the mortgage and deeds, ive been told by them i cannot take his name off for a year, nor default once on the payments, then after a year it will go to a remortgage as long as ive got a good credit rating, i havent so i dont think they will remortgage the property, i should just manage to keep the house for the year but ive been told he cant just walk away without helping, im not sure what to do sell or stay.
were both getting seperation agreements set up.
