any advice?

Hello everyone.

I`ve been looking through the challenging counil tax thread, and i wonder if anyone can point me in the right direction?

I`ve got a bit confused.....

I rent from our local housing association a 2 bedroom house.

One side of me is private and they are in ex- council property that has had extensions- it now has 4 bedrooms and is a band c the same as me.
The other side of me is housing assoc still, and they are 3beds- they too are `c`.
Next door to them is a five bedroom ex-council property- now private and extensions built etc.
They are still a band `c`, but pending a change when the property is sold next.

I`m not sure how to go further with this, but i`m sure i shouldn`t be paying the same for a two bed as a five.

Does it make it harder to delve through the system as mine is housing association and the others used to be, but are now private?
I`m not suer how to go about getting a valuation on my home.

Sorry to rabbit on, but i hope someone knows what i`m trying to say!

  • I think that if you applied to have your band re-evaulated, then it would probably stay the same, but your neighbour's houses would be put into higher bands.

    I'd guess the only reason that your neighbours are still band C is because they haven't been re-evaluated since 1991 (before they were extended).

    a property can't be uprated until it has changed hands. when your neighbours sell their property then the banding of the property will be increased. as your's is only a 2 bed I think it would beworth a shout, explaining as you have done here.
    it's not the council's fault your band is wrong, blame the Valuation Office !!!!! :rolleyes:

    The property to the one side of me has changed hands twice in the eight years i have been here- thats the four bedroomed.

    The five bed on the other side has evaluation pending, when it is sold again.....not sure how likely that is, as although it`s a private home, the owner has 3 young people with learning disabilities living there.
    I wouldn`t have thought he would want to unsettle them.

    I will write and let our local authority know about my feelings though- thanks again.

    To discuss your banding, you need to speak to the Valuations Office, your local council can only refer you to them anyway.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

    i'm going to fit a billboard with that on my body when I go to work next week. I've had the answerphone on since tuesday and guess what it says....? :rolleyes:
