remortgage or stay

Hi wonder if anyone can help me
I'm nearly at the end of a 5yr deal with Skipton BS and wonder whether to stay or move on to better things!
I owe aprox 45K and current product is the Stateside US Libor mortgage (linked to the US Dollar)which was a great deal and now not so great.
I've been overpaying the mortgage and reckon on having about 4 years to go paying 1050 per month currently.
I also need another 25K to build an extension but could go down the personal loan/credit card route(only with use of low interest/0%interest rates!) as can afford additional 450/500 per month for this.
The Skipton would let me switch products nxt month for free but their other deals don't look that spectacular although they do offer a loyalty scheme.
Want to still get the mortgage gone in 4yrs if poss and tie it in with paying off the loan for the extension too.
The house is worth aprox 250K
I'm employed and no probs with credit checks etc
Any advise on the best deal to look at , wonder what term too i.e should i look at 5yrs and overpay or stick with 4yr term?- mine officially ends in June but can start process earlier and they will let me shift product nxt week if i stay with them - or should i stick with my Stateside mortgage and hope the rate drops!
Also am i daft doing the loan seperately or should i combine - don't really want to pay any more interest that i have too and am very allergic to fees of any kind!! :confused:
