New mortgage deal - what do you think?

Currently on 4.19 fixed with NR. Just spoke to someone today about new deals and got the following info off them.
20y 7m remaining
We are just over 75% LTV so would get the following deals
2yr / 3.49% / £995 fee
3yr / 3.85% / £995 fee
5yr / 4.28% / £995 fee
They have said if we overpay £4,200 to get our balance under 124k (which I think gets us just under 75% LTV) we get the following rates.
2yr / 2.89% / £995 fee
3yr / 3.19% / £995 fee
5yr / 3.68% / £995 fee
Does anyone know how these deals shape up with what's out there?

Yorkshire Building Society have a two year tracker tracker , currently at 2.29%, with £800 arrangement fee or a 3 year tracker at 2.39%. Their 2 year fix is 2.89% but only an £800 arrangement fee compared to the £995 with NR.
Leeds BS have a 2 year fixed rate at 2.49% (on 80% LTV, so you don't even need to find £4,200), but with an £1800 arrangement fee.
Other than those, the NR deals seem pretty good.0 -

Just fixed with the Britannia for 5 years at 3.39% plus £999 fee at 75% LTV0

Sounds decent enough, OP.
Would definitely be worth overpaying the £4,200 if you can to get the better rate.
Personally I'd go for the 5 year fix, but up to you where you think rates will be in the next few years.0 -
Im in a similar situation with 20 years remaining on a £197k mortgage. Back in March i secured a 4.69% rate at 80% LTV over 5 years with Nottingham Building Society. I pulled out on the day before completion as I felt the market was shifting in my favour.
Today I secured the same mortgage deal but at 3.99% over 5 years at 80% LTV again with Nottingham.The more I practice the better I get!!!0
