Intelligent Finance Offset Mortgage

Hi,

Me and my girlfriend currently have a £135k mortgage with northern rock, but it's not a great deal and are looking to change. We've checked with NR and it would only cost £250 to end the agreement with them.

We've been offered a 12month fixed rate of 4.99% which after the term, tracks base at +0.5%. It is also an offset mortgage. This on the surface of it seems a very good deal to me, not sure how much use we'll get out of the offset part, but it's not a hinderance in any way is it? The total fees would be £600 (not including the £250 to NR. Is there anything i should be wary of?
