Hello,
Need a full tiled roof replacement, for a two storey semi-detached house in the carrickfergus area.
The roof is very old and is starting to leak water (well is has slowly for a couple of years).
Was quoted by a local firm approx £2,800.
I am really just enquiring was is the average cost for such a replacement.
Thanks in advance.

By the time you put scaffolding and remove the old sounds like a good price to me. I assume it is interlocking concrete tiles.
As a matter of interest why is the roof leaking? Is there no sarking felt? Is the leak near a lead valley? Are there a lot of broken tiles?
I have seen to a few houses where the 'leaks' were actually condensation on the underside of the felt.[STRIKE]Less is more.[/STRIKE] No less is Less.0 -
Thank you for your reply.
The house is over forty years old.
Very old tiles and the felt is badly split in numerous places. I can see daylight in quite a few places through the felt when I venture up into the loft.0 -
I got our 3 bed semi in Belfast re-slated four years ago for £2,600 so you're not far off the mark.
I'd shop around though, plenty of roofers with sharp pencils looking work at the moment...0 -

I have not seen too many 40 year old concrete, interlocking, tiled roofs leaking.
Are there any lead valleys in the roof?
Where does the dampness show up?[STRIKE]Less is more.[/STRIKE] No less is Less.0 -
how much would it cost to replace a full roof on a 3 story terace house .
The roof is 100 + years old and has no felt just slates ."Do not regret growing older, it's a privilege denied to many"0
