    I have never disputed that fact.

    I've never disputed Northern Ireland another area renowned to have severly corrected their house prices.

    I even as long ago as May 08 posted a thread relating to Understanding Regional Variations and Historical House Price Crashes

    What I have debated / pulled up is posters who claim a crash as occured in an area where quite clearly it has not.
    I can't understand why people maintain this facade in the light of actual facts

    Maybe you have been more realistic about your predictions than others on here. But there is no doubt that being in the BTL business you have a vested interest in ramping property prices.

    That would be true if "ramping" on a closed messageboard populated by at a guess, a maximum of 30 people would make the slightest bit of difference to property prices. I have a feeling it means !!!!!! all.
