Oh dear housing debates very heated!

very heated discussion between john humphrees and grant
he wasted half the interveiw by trying to say he dident pull out previous one.
less than 500 new homes built in 6month period.
that they should have waited until figures announced before launching new strategy.
its almost like grant was saying these figures dont matter as they dont normally get published/reeported.
They will now be under severe pressure in next 6months to meet their new 16,000 target of which 3200 will be affordable.
Sometimes I despair.
This lot not as good as we need but last lot even more useless.
surly the issues quite simple, invest , build more in quick time period.
Like john wish he had his own tv programme his welfare programme was good and think hes more challanging than andrew marr.

One thing I got from this interview was that the Government feels very strongly about building new houses, it takes time to get going. But I can see larger numbers being added to supply in years going forward.0 -
Met john humpries in Basrah in 06/07 and he was an absolute gent. I got the feeling his research team around him were pretty close. Unlike some other bbc reporters, humphries got stuck right in, ending up getting shelled for 3 nights down the basrah palace. Some of the girls that went either stayed in places well away from the action (we flew them daily) or only did day visits. The today programme for me is essential listening. Evan davis is pretty good too imho.0

Perhaps because the bears spend all their waking moments posting on housing forums. If that's not pent up demand, then I don't know what is!0 -

Because if you were a bear and had a suitable deposit, you would have bought by now. Like I did, 30% below peak prices. Reality of the situation is this - unless you have uber wonga saved up, you aint going to be buying due to mortgage constraints, caused by basel and also the banks paying back the SLS, not to mention the huge wadge of credit thats about to be gobbled up by the PIGS once the eurozone goes into meltdown. Credit for everyone other than top tier credit ratings has disappeared. If you "missed the boat", then tough luck I am afraid, you have a long wait ahead or a number of years of static pay and hard work saving.
Missed the boat by the way for me means joining the HPC debate in 2008 onwards hoping you could get a slice of the action, to realise that you already needed to have saved a deposit to get a bite of the cake. You needed to have the foresight to get in ahead of the curve instead of spunking cash on Ipods and luxurious holidays during the boom years. In all seriousness, if you are a young professional wanting development and almost limitless cash, have a good head for business and want to live like a playboy/girl whilst wating for the recovery, move out to Dubai or Abu Dhabi. Plenty of work there and plenty of cash.
Transaction levels have bottomed, and unless we have realistic transaction levels, "price" cannot be determined. Fortunately, I managed to jump to the top rung pretty much straight away and did away with the 2 bed rabbit hutch leasehold with rediculous management fees.
I do really sympathise with all those youngsters entering the labour market from 2006 onwards however. Not enough time to get a decent job and save a big deposit. Although I am Tory and live in the countryside, I flatly cannot oppose building on the greenbelt. The boomers had this luxury, so why shouldnt this generation? Houses can be knocked down and restored back to belt in a hundred years or so once the population starts to decline. What we need is more housing now, at the bottom end of the ladder, to collapse price levels to a point that the BTL sector is screaming from the rafters and young professionals can afford a 2 bed flat for a price that is not worth BTL getting involved. Circa 50-70k. Those stupid enough to buy at the top of the boom are going to have to be the sacrificial lambs in all this.0 -

He's obviously got to someone or a couple of people. But it's a dire thread.0
