    £625 + VAT for the purchase £1250 seems a lot

    Plus:

    £300 Search Fees estimate? fixed fee? Does this relate to the LA's actual fee?

    £280 Land Registry Fees High

    £2250 Stamp Duty assume accurate

    £125 for Mortgage Arrangement What?! This is extra!!!?

    £50 Tax Return relating to Stamp Duty Even more What!? THIS is extra???????

    I have no issue with any of the 'Plus' Costs as I was fully expecting them but £1350????? + VAT seems like a hell of a lot for the Conveyancing, especially since it's a Conveyancer rather than a Solicitor....

    Can someone advise?
    I'd certainly expect a very experienced solicitor for this price.

    No - look at the LR fees table - £225,000 price = £280 LR Fee. This is fixed so it can't be high!
    £300 Search Fees estimate? fixed fee? Does this relate to the LA's actual fee?

    Probably an estimate but could well include other searches - Environmental/Drainage and in some areas Mining.
