A home loan with no job??

Hello everyone, hopefully some of you are interested in helping a newcomer. I have started making some big decisions in my life, including getting engaged and going to graduate school. My future wife and I plan on getting married before our last semester of school, and while finishing our final semester looking for jobs and a house.

My question is; We will not have jobs, so what are our options for getting a loan? We do both have parents that are interested in helping.

If we get a co-signer is it still necessary to have jobs? Can we take off the co-signer in the future?

Can someone else take out the loan, and then transfer it to us? (i.e. a car payment)

What are the typical requirements for a home loan?
