Good time to buy or wait a year?

The Bond markets suggest the Euro is going down. Wait at least until that has played out could be a year could be two. If it does fail it will impact on interest rates around the world. They could go up quite quickly and steeply which of course will decimate your planned figures.
Some of us on here are old enough (and had mortgages at the time) to remember black Wednesday. I was ok but many, many thousands of home-owners were wiped out overnight as interest rates were forced up to 15%.
