Transfer of title advice

Hi

I am just about to remortgage and add my partner to the mortgage.

I will be staying with my current mortgage provider (and touch wood everythign has gone wonderfully and smoothly).

The only snag is that my mortgage company (HSBC) has advised me that I need to have a transfer of title done - which the say shouldn't cost more than a couple of hundred pounds. However all the companies I have contacted are trying to charge me a lot more than this and want to run local authority searches etc etc - but my mortgage advisor has stated that I do not need any of this.

Any advice would be greatly appreciated as I am totally confused.:confused:

If anyone can recommend a cheap and reliable convenancer that would be wonderful.

    i believe it will depend on the lender as to whether or not they will require the sols to carry out local searches or not. you will need to speak to HSBC and see what their requirements are.

    Yes, to add your partner you need a 'transfer of equity', which can also give rise to stamp duty if the transfer amount is over the limit (ie if property over £250k for a 50% transfer).

    Lawyers will usually, in my experience, charge £200 - £300 additional if also doing other work, but may want more like £500 if just doing that.
