Mortgage arrears fear

Hi, This is my first so please be gentle.

Got my first mortgage with my fella last June, its not the best deal or rate as his credit wasn't the best. Mine had always been fine. Anyway they said we could change the payment date by calling this number so we did to make it nearer to pay day. We got a letter confirming the change and forgot about it. Until a couple of weeks later we recieved a letter saying that we were in arrears and that it would be passed on to credit controllers, I rang straight away and they explained about the letter and they said not to worry, its a case of admin not communicating,and that it goes to the credit controllers at the end of the month by which time the payment would have been taken. (this was all in October sort of time)

Anyway we got our mortgage statement last week and it says there's a charge of £50 been added to our account as an admin charge for being in arrears. I'm panicking again now? Do you think they've messed up our credit? I'm scared to call cos they're rubbish. I'm not used to dealing with companies my partner has to that seem to be less professional the worse off your credit rating is and don't care who they hurt with their mistakes. I can't afford for my credit to be damaged too!

    Charl, you illustrate a common problem.

    The secret is to note down the full name of the staff member you deal with and keep a note of exact time and date of calls.
    This should always be followed up with a recorded delivery letter.

    What to do now:

    Do a complaint letter to the compliance department. Entitle the letter 'Treating Customers Fairly as per FSA guidance'

    Then explain whats happened. Expalin what it is youve been trying to do.
    Ask for written signed confirmation your credit file will not in anyway have been / will be affected.

    Recorded delivery every time - so many people come unstuck as a result of simply trusting a phone call.

  • Absolutely, ALWAYS, ALWAYS, write to your lender via recorded delivery.
    Your only proof that you requested some sort of action from your lender and always ask them to send you a reply of the action taken and when.
    Make sure you have a neat metal file somewhere safe to keep all correspondence for the next 25 years or as long as you have that mortgage.
  • Thank you both. I will write (sounds dumb but not thought of that) tomorrow. I was going to call but was nervous about being told the worsed but at least writing I can remain firm and send copies of their letters which contradict each other. Does anyone know though if it can be reomoved from my credit rating if they have messed up and admit its their fault?
