Want the lowest mortgage rate possible!!! regardless of setup fees.....WHATS AROUND??

Looking for the best mortgage rate possible over a fixed period of 2 years.
looking to borrow 120,000
got a deposit of 15,000
Earning 27500 per year
have my company paying for most fees....so not to bothered about them, just want to best rate possible in the current market...

who knows the best way to proceed

    Well you can get deals at low 4%s however the fees are high (even though you do not mind). More reasonable deals are around 4.99%s upwards

    More importantly however, is will the lenders agree the mortgage amount for you.

    It looks like you should be ok based on the figures yu have put, but do you have any other debts in the background? Any children? As these may well impact on your affordability in the eyes of a lender

    Halifax have a 'lowest ever' fixed rate of 1.99%, but the arrangement fee is big and I expect there are loads of catches

    Ive got an exclusive 4.84% 2 year fix no extended tie in arrangment fee £680

    If your company will genuinely pay all fees, the Northern Rock have a 2 year fixed rate @ 4.39% with an arrangement fee of 2.5% (£3000) and a valuation fee of £455.

    Not to say that they will definately lend or are right for you etc; just make sure that there is no upper limit on the maximum your firm's relocation package will pay - need £3455 in this case.

    Not normally a good idea to pick a deal solely based on rate, make sure you are aware of the downsides of any deal you select.

    Be aware that this post may come across as touting (which is obviously contrary to the MSE code we both subscribe to) unless you clarify it with the name of the lender, the club it is exclusive to and a note that there will be other firms that have access to your exclusive.
