Minimum BUY To LET deposit

HI guys a little help if you will. Does anyone know of any BTL mortgages you can get with a 15 deposit. I know some of my friends have done that through brokers but I cannot see anything online

    Best to try a broker. Buy to Lets are often exclusive deals through brokers

    In your opinion what kind of rate do you think I could get. I have a 10% deposit and could stretch it to 15% the house will cost £120k and could get £500 per month on rent?

    Somewhere around 6% I would think. On your figures it would not work. Mortgage would be higher than the rent.

    BTL lenders typically want the rent to be 125% of the monthly mortgage.

    There is a new 85% scheme been launched in the market, intermediary (broker) access only - make an appointment with a whole of market broker to discuss.

    Correct. Kensington WERE doing 85% LTV BTL. Withdrawn recently

    Now 80% - 85% pulled a little while ago I'm afraid (as was The Mortgage Works).

    Thanks rent should be 125% times mortgage, does that apply to an interest only mortgage or repayment?

    Generally Interest Only. Could be based on the pay rate (actual rate), revert rate if higher or a set rate for affordability calculations.
