Remortage advice

Hi, this is my 1st thread so hope I do it right! I have 2 mortgages halifax and kensington. I am needing to remortgage as my combined payment is £870 a month which is hard to make. I am on a good salary and i have 40k equity in my house. The only problem is that i have mortage arrears and my credit rating is shot at. Is there any lender who will consider me as the kensington was a big mistake they just charge huge prices. I know if i can remortage and lower my payment it will be around £550 this will help my finacial situation but its where to start. Any advice would be great many thanks.

How many mortgage/secured loan payments have you missed and when?
Why is your credit rating shot? CCJ's, defaults?I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
