55K to put on a 90K property but no Job

Can anyone tell me the chances of getting a mortgage for 35K, given that at present i am unemployed, i would however be renting part of the property to cover the repayments.

The lender will want to see some proof of your ability to pay the interest and capital each month. Without an income how can you show them this?0
