FTB - Mortgage Advice

I am a FT buyer, single application - earnings 35K pa and no outstanding debts. Credit history is clean (regularly check it online) and I am on the electoral roll. I am currently renting at the moment.

Looking at a repossessed house - £145K, will put in 15% deposit and looking to get a mortgage of £123,250. I need a lender who would complete the mortgage process within 28 days (as this is a repossessed property I will need to complete within 28 days).

Looking for a 2 yrs fixed term, so far spoke to Natwest which is offering 2 yrs fixed 3.49% Natwest Mortgage Page Link

I have also spoken to two different mortgage advisor both given me quote of 3.59% (moving to 5.5% after 2 yrs) and 3.89% (moving to 6% after 2 yrs) respectively.

I am not sure whether Natwest is offering the best one at the moment, I would be very much obliged if you could please advice me on this.
