    Weird ad.

    Offers over £299,000.

Ad suggests amazing value at under £300,000.

So under 300k, or not, or are they hoping someone will seal the deal and offer £299,543 and fifty two pence.

And saving 8k on stamp duty due to the price being lower than a price they made up? Like saying I'm saving money on 40% tax as I don't earn enough to pay it. Idiots.

And the EA "believes" this is 50k below market value.

I believe it's 150k under market value. Therefore you save 24k stamp duty if you buy it today.

Even bigger saving. I'm even tempting myself.

You'd better be quick graham - or a savvy buyer might beat you to it

I'm enquiring as to how many scatter cushions are included as we speak.

I doubt anyone would buy it. If you Google it, you'll find it's in a development of others built in the Chequers Pub Car park / Garden. On closer inspection it has two slurry pits right behind the house, in the Farm next door.......nice!

Don't forget the twigs in a vase.

    They add at least 20k

You can ask another £10K if you plonk a couple of "exotic" books on the coffee table (something along the lines of traveling in Africa etc).

I believe that a couple of chillies, a bay leaf or two and a few peppercorns in a bottle* of oil on a kitchen shelf is worth at least £5K.

    * Has to be a slightly fancy glass bottle - don't stick them the kind of bottles that poor people use, you know, plastic ones.

  • Well number 1 Chequers Close sold for £230,000 in Oct 2009. I can see that is also a detached property, so unless it is a 1 bed garden shed then that bargain for sale now doesn't look like such a hot property.
