Background info: I have sold my house with ERC penalties and we have recently accepted an offer on my partners house.
Have you ever known a mortgage provider (NATWEST) refund the ERC after the stated 12 weeks? My partner has encountered some delays on his buyers side which means we may complete a few weeks after the stated 12 weeks.

The offer does clearly state 3 months. So give them a ring and ask what the position is.
May be worth seeking an alternative mortgage deal if the response is negative.0
