Mortgage lender offering cash discounts to off load existing mortgage accounts

Hi Everyone
I am new to this site and the forum. Looking for some quick help and advice please??
My mortgage lender Advantage have offered me a very good cash discount to repay my mortgage early, they are also waiving all exit fees which is great.
The only catch is.... My mortgage has to be redeemed before the end of this month.
I put my property on the market as soon as i got the offer but my sale fell through so i'm struggling to think of ways to take up this very good cash discount and repay my mortgage by the end of this month which would give me some equity to walk away with. If i dont use the cash discount there's no point me selling as i wont have any equity to walk away with once the mortgage is repaid!!
Has anyone else with an Advantage mortgage been offe:idea:red this deal and if they didnt take up the offer were they offered a cash discount at a later date??

Offers have been made previously, but we obviously can't tell you if/when you might get another.

Re mortgaging isn't an option, My credit rating isn't up to a high standard at the moment so dont think a remortgage is an option?? My property will sell pretty quickly as had lots of viewers its just very unfortunate for me my buyer fell through so late in the timescale of the cash discount being offered.
The property market will probably not recover where i am for another 2 years??? so wouldnt make any sense to sell without the discount.0
